You may think that choosing your business premises will be easy, but it’s not! It’s vital that you choose the right place to base your company, as it plays an integral role in defining how successful you are. Today, I show you everything you need to do before choosing your business premises:
Set a realistic budget
The first thing on your mind should be money. How much should you pay for your premises? Realistically, it makes sense to rent rather than buy, as you don’t know how long you’ll be there and may find better premises in a years time, so will want to move. What you should do is figure out how much you can afford to pay every month on rent – inclusive of bills, etc. Make sure you set a realistic budget, so you aren’t paying too much. If a huge chunk of your expenses goes on rent, then you’re setting yourself up to fail. It’ll be too hard to make a profit, and your premises essentially kills you.
Conduct essential tests
This is something many people neglect, but it’s incredibly important. By conducting necessary tests, I’m talking about testing the environment for different things. As it shows on the Environix website, this includes testing for asbestos, lead, mold, and so on. All of these things can be potentially dangerous, meaning the property is not ideal to base your business. Ideally, you want somewhere that’s free from any harmful toxins in the air, meaning everyone can operate safely.

Find a location that’s ideal for your business
No one location ’s perfect for all business premises. Some companies are better off in different places to others. For example, it makes sense for a retail store to get a location in a busy city center with lots of foot traffic. If you run an office-based business, then it helps if you’re located near other offices in a well-known business sector. For companies that offer services; e.g. mechanics or companies that do call-outs, then your location should have good road access. It all depends on what you do, and who your target audience is. Find the area that’s right for you, and this can save time by cutting out all the irrelevant places.

Decide how much space you need
How much space does your business require on the premises? This all depends on the size of your company and the type of business you run. An agency with only five employees can easily cope with a small office that only has one main room. A company with dozens of employees needs an office with loads more space. Likewise, a retail business needs enough space to accommodate all the products on sale, along with a stockroom, space for deliveries, etc. Take a look at your business and work out how big of a place you should be looking for.
Doing these four things will help you find the perfect business premises. You’ll move into a space that’s not too expensive, provides ample space, is in a great location, and is free from any contaminants.
